A 44 m² newer apartment in Warsaw's Wola district was marketed near EUR 238,900. Both can attract professional tenants. One leaves the buyer with more space and a larger capital reserve.

That comparison does not make every Budapest apartment better than every Warsaw apartment. It shows that the two markets create different trade-offs at the same budget. In the sampled listings, EUR 250,000 created more distinct property strategies in Budapest, while Warsaw offered the stronger income case.

Kurz zusammengefasst

At official 25 September 2026 rates, EUR 250,000 equalled about HUF 91.11 million and PLN 1.094 million.

After standard acquisition allowances, the practical search ceiling was about HUF 86.96 million in Budapest and PLN 1.069 million for a Warsaw resale.

Budapest's researched examples ranged from 48 m² new build to an 80 m² renovation project. Warsaw's central and near-central examples were mostly 40 to 52 m², with 50 to 65 m² available farther out or in older stock.

Warsaw usually leads on gross yield, while the sampled Budapest listings offered more space, a wider location set and more ways to create value inside the same capital limit.

The Budget Creates More Choices in Budapest

Budapest's EUR 250,000 research found modern one-bedroom apartments of roughly 48 to 51 m² in several connected districts, a renovated 59 m² resale in Angyalföld and an 80 m² inner-city flat requiring major work. The last example is not a finished EUR 250,000 purchase, but it proves that the budget reaches genuine value-add stock.

Warsaw reaches the centre too, but the budget is tighter. Current examples included roughly 44 to 51 m² in Wola, Mokotów and Śródmieście, about 52 m² near the metro in Bielany, and 65 m² in older Wola stock. Outer-district new build can add rooms, but fit-out, parking and handover timing reduce the apparent advantage.

Decision test

Budapest

Warschau

Edge

Practical resale ceiling

HUF 86.96m

PLN 1.069m

Similar after costs

Observed size range

48 bis 80 m²

40 to 65 m²

Budapest

Worked gross yields

About 3.1% to 4.8%

About 4.4% to 5.5%

Warschau

Value-add stock

Broad historic stock

Tighter capital room

Budapest

Completed developer stock

Low immediate share

Record inventory

Warschau

Investor trade-off

More options

Higher yield

Depends on strategy

Warsaw Pays More Income

Warsaw's worked long-term rental examples produced gross yields around 4.4% to 5.5%. Budapest's comparable worked cases ranged from about 3.1% to 4.8%. A broader September asking-data comparison also placed Warsaw above Budapest for three-bedroom units.

The gap deserves respect, but it is not the whole return. Polish adverts can separate the owner's base rent from administrative charges, and new-build fit-out can absorb a meaningful share of the capital. Gross yield also says nothing about renovation upside, purchase-price negotiation or the amount of cash left after closing.

Budapest Buys More Optionality

Budapest lets the same buyer choose among a compact prime Buda address, a central new build, a renovated middle-ring apartment with cash left over or a larger inner-city renovation. Those are different investment strategies, not minor variations of the same product.

Warsaw's strongest brief is more concentrated: an efficient two-room apartment near metro, tram or a major employment corridor. It is a good product, but the budget often buys less space and leaves less room for works or vacancy. Budapest's deeper historic stock also gives an experienced investor more control over value creation through layout, condition and building selection.

Warsaw’s scale and newer residential districts create a different €250,000 buying profile from Budapest. Photo: Envato Elements.

The Strong Forint Has Not Removed the Advantage

The official EUR/HUF rate was 364.42 on 25 September 2026. That strong level makes Budapest apartments more expensive in euros than they would be at HUF 380 or 400. If the forint later retreats, an unchanged HUF 70 million apartment would become about 4% or 9% cheaper for a new euro buyer.

That currency move is an upside scenario, not a promise. It would also reduce the euro value of an existing owner's asset and rent unless local prices and income offset it. The important point is that the sampled Budapest listings showed a purchasing-power advantage without relying on a future currency discount.

Costs Change the Comparison

Hungary's general 4% transfer duty is heavier than Poland's standard 2% PCC on a resale. Warsaw also has a record stock of completed developer apartments, which can reduce delivery risk and create useful incentives.

In the sampled cases, Budapest gave the investor more room after those costs. The renovated District XIII example left roughly HUF 11.6 million inside the EUR 250,000 envelope after the article's acquisition allowances. In Warsaw, many well-located examples sat close to the practical ceiling before brokerage, refurbishment or an unexpected building charge.

Who Should Choose Which City

Choose Warsaw when current income, a large professional tenant pool and a compact modern apartment are the priorities. Its higher gross yield can justify the tighter floor area if the base rent and service charges are verified.

Choose Budapest when the aim is to maximise usable space, keep a capital reserve or create value through renovation and better asset selection. The city also offers a broader range of central and near-central strategies inside this budget.

The Same Budget Produces Different Advantages

Warsaw leads one important column in this comparison: headline rental yield. The sampled Budapest listings offered more space, more location choice and a wider spread between turnkey and value-add stock. A possible future currency discount may help new euro-funded buyers, but it is a scenario rather than part of the base case.

The best Warsaw purchase may outperform a weak Budapest one, and the reverse is equally possible. This listing sample shows a choice between Budapest’s broader set of property strategies and Warsaw’s stronger current income profile; the better fit depends on the investor’s objective.

Related PFC reading: Was 250.000 Euro in Budapest kaufte | What EUR 250,000 Buys in Warsaw | Budapest Property Market 2027

Read our European property investment guide for the complete 11-city briefing.
