Prague's housing shortage supports long-term values, but high entry prices and thin yields make apartment layout and district selection more important than the citywide average.

Ten extra square metres look valuable on a sales brochure. In Prague's rental market, they may add almost nothing to the rent. A local transaction study found that a 50 m² one-bedroom apartment often rents for roughly the same total amount as a 60 m² apartment with the same layout, while the larger home can cost 15% to 20% more to buy.

That small mismatch captures the current market. Prague remains one of Central Europe's most supply-constrained capitals, so investors pay heavily for space. The strongest purchase is therefore not automatically the largest apartment or the most central postcode. It is the unit whose layout, transport and tenant pool make every paid-for square metre work.

    Kurz zusammengefasst

    • New Prague apartments changed hands at about CZK 183,100 per m² in Q2 2026 in the Flat Zone series, 11% higher than a year earlier.
    • Official Czech Statistical Office data showed Q2 prices up 3.1% year on year for new Prague apartments and 11.9% for older apartments, illustrating why methodology and property type must be separated.
    • Prague started 2,788 homes in Q2, yet permits and notifications fell 20.1% year on year. The near-term building surge does not remove the longer supply constraint.
    • Gross asking yields averaged about 3.54% across Prague in Q2 2026. Budapest offered a materially lower entry price and a stronger rent-to-price relationship in a consistent regional comparison.

The Extra Ten Square Metres That Do Not Pay

Svoboda & Williams based its H1 2026 rental analysis on achieved rents from roughly 1,200 Prague properties a year, supplemented with land-registry evidence for comparable sales. Its finding on 50 m² and 60 m² one-bedroom apartments is not a universal rule, but it reveals how tenants buy a usable plan and location rather than floor area alone.

An investor paying 15% to 20% more for the larger unit may receive little additional base rent. Unless the extra space creates a second bedroom, better storage or a clearly superior tenant profile, the larger apartment can dilute yield and raise furnishing, maintenance and acquisition costs at the same time.

    Prices Still Reflect Scarcity

Prague prices are rising from a high base. Czech Banking Association Monitor data placed the Q2 2026 achieved price of newly sold apartments at CZK 183,100 per m² in the Flat Zone series. The official Czech Statistical Office series recorded a milder 3.1% annual rise for new apartments but an 11.9% increase for older stock. The figures are not interchangeable, but both point to firm demand and a market in which resale quality is being repriced quickly.

Construction improved sharply in Q2. Prague started 2,788 dwellings and completed 1,240, both far above the same period a year earlier. Yet building permits and notifications fell 20.1%, the largest regional decline in Czechia. Investors should distinguish a strong quarter of starts from a permanently easier planning pipeline.

    Yield Is a Property Choice

Global Property Guide's Q2 asking-data model estimated Prague's average gross residential yield at 3.54%. The citywide average hides a wide spread: its sample ranged from 2.30% for a two-bedroom apartment in Prague 1 to 3.97% for a studio in Prague 3. These are gross asking yields before vacancy, management, maintenance, tax and common costs.

Premium achieved rents rose 7.9% in H1 2026 from the previous half-year in the Svoboda & Williams series. The outer parts of Prague produced the strongest increase for studios and one-bedroom apartments, at 10.8%, while some larger central segments weakened. That is a useful warning against treating the historic centre as the automatic rental winner.

    Where the Market Works Better

Prague 3, 4, 9 and 10 deserve more attention than a prestige-first search suggests. They combine tram, metro or rail access with a lower purchase price than Prague 1 and 2. The best micro-locations are those where a separate bedroom, lift, practical storage and a short journey to employment or universities widen the tenant pool.

New build can reduce early renovation and energy risk, but the premium must be tested against the actual rent. In older stock, inspect the homeowners' association, planned façade and roof works, lifts, risers and energy performance. A beautiful apartment inside an underfunded building can be the more expensive asset.

Budapest Offers the Stronger Value Entry

Prague's strength is scarcity and institutional stability. Budapest's advantage is price. A consistent September 2026 asking-data comparison put the gross yield on three-bedroom apartments at 3.15% in Prague and 5.63% in Budapest. The property types and neighbourhoods still need checking, but the same methodology makes the direction useful.

Budapest also gives an investor more room to choose between renovated resale, value-add historic stock and new build at the same euro budget. Prague can suit a buyer prioritising capital preservation and low vacancy risk. For an investor seeking a stronger combination of entry price, income and scope to improve the asset, Budapest is the more flexible Central European proposition.

    Foreign Ownership Is Straightforward

Czech government guidance states that individuals and companies may in principle acquire real estate regardless of nationality. That simplicity does not replace title, cadastral and building due diligence. Buyers should verify ownership, encumbrances, unit definition, common areas and the financial position of the owners' association before signing.

    What to Watch Next

The base case is continued price support with modest rent growth and low gross yields. The positive catalyst is a durable rise in completions without a collapse in tenant demand. The warning signal is a further fall in permits combined with mortgage demand recovering faster than supply.

The Prague market still rewards ownership of scarce, well-located housing. It does not reward paying for square metres that tenants do not value. The investor's edge is to buy the useful plan before buying the famous postcode.
