    Athens today: the current case

Athens leads the PFC Property Investor Index five-year ranking, but its more useful surprise is that it also finishes third for today’s conditions despite higher entry costs than Bucharest or Warsaw.

The city therefore offers a rare combination in this 11-market comparison: a competitive present-day starting point and the strongest relative medium-term profile.

    Our approach

We compare official data, institutional research and, where relevant, current listings. Every source is dated and assessed for reliability. We keep asking prices separate from completed transactions.

We built the Index over several weeks to test both questions separately. Athens shows why an investor should compare buying power, income and entry friction before turning to the five-year story.

Athens is already known as the leader of the Index five-year table. But an investor may ask a simpler question first: what do today's conditions look like?

The answer is also strong. Athens ranks 3rd in the Current Investment Case with a score of 81.03 out of 100.

This article stays with that present-day result. It does not use the five-year win to explain today's rank.

    A competitive amount of space

Under the standard PFC method, €250,000 buys about 79.3 square metres in Athens.

This benchmark gives buyers a simple way to compare cities using the same budget and method. It does not describe every district or every home.

A central renovated apartment may offer less space. A home farther from the centre or in need of work may offer more. Live listings can also move after the research date.

The benchmark is therefore a starting point for research, not a shopping promise.

    Income and entry costs

Athens has an estimated gross yield of 4.33%. Mandatory entry costs are estimated at 4.55% in the standard €250,000 resale case.

The yield figure is before tax and costs. The entry-cost measure covers mandatory costs at purchase, but it excludes financing, ongoing ownership costs and optional services.

These two facts should be read together. Income can support the investment case, but entry costs reduce how much of the budget reaches the property at the start.

Greater Athens includes waterfront residential submarkets as well as dense central neighbourhoods.

Athens still ranks third when these measures are combined with Investable Starting Point and Foreign Investor Access under the Current model.

Why the present-day case stands on its own

Athens does not need its Five-Year rank to justify a strong Current result. Today's case has its own evidence: 79.3 m² of benchmark buying power, 4.33% estimated gross yield and 4.55% mandatory entry costs.

That mix places Athens just behind Bucharest and Warsaw in the Current table.

The order also shows that no single number decides the result. Warsaw has a higher estimated gross yield. Bucharest offers more benchmark space and lower entry costs. Athens remains close because the model considers all four Current components under fixed weights.

    Who should use this finding?

Athens may suit an investor who wants a city that remains competitive today while also scoring strongly in the five-year comparison. It may be less suitable when the buyer needs very low entry costs or cannot absorb renovation and building-condition risk.

The next checks are the exact district, building age and condition, legal title, achievable rent, vacancy, full buying costs and the rules affecting the intended rental strategy.

A rank is not a property decision

Athens' score of 81.03 is not an expected return. It does not show the net yield of one apartment or the future price of one district.

A buyer still needs to check the building, title, local rules, renovation needs, rent, vacancy and all costs. Property age and condition can matter greatly in Athens.

The Index helps readers compare cities before they spend time on detailed local work. It cannot replace that work.

    The current takeaway

Athens offers one of the strongest starting positions in the PFC Index 2026Q3. Its Current rank of 3rd is supported by useful buying power and a competitive gross income starting point.

Entry costs still matter, and the city does not lead every Current measure. That is exactly why the full model is more useful than one headline number.

For readers focused on today's conditions, Athens deserves attention even before its separate Five-Year story begins.
