European property intelligence for better-informed investment decisions
We are property investors too, and Place for Capital grew out of a problem we faced ourselves. While searching for an investment property abroad, we found that the information investors actually need was scattered across official statistics, market reports, local sources and promotional material. Cities were difficult to compare consistently, and the real return after purchase costs, taxes and ongoing expenses was rarely clear.
That experience made us look again at the markets we already knew well. The same problem existed there too: investors entering Central and Eastern Europe would face the same fragmented search. We built Place for Capital to become the reliable source we had been unable to find, bringing independent research, comparable data and practical analysis together in one place.
Place for Capital is an independent research platform focused on European residential property markets.
We help individual investors understand and compare property markets through clear analysis, comparable data and practical research – starting with Central and Eastern Europe and expanding across the continent.
Buying property across borders is rarely a simple comparison of prices. Rental yields, transaction costs, taxes, regulation, financing, market dynamics and the type of property a given budget can actually buy can differ significantly from one city to another.
Place for Capital brings these factors together in one place.
CEE first. Europe next.
Central and Eastern Europe is one of the most interesting – and often less consistently covered – parts of the European residential property market.
Our research begins with cities and markets across the region, including Budapest, Warsaw, Prague, Bucharest, Zagreb and others, while progressively expanding our coverage across Europe.
The goal is not to promote a particular country, city or property.
It is to make different markets easier to understand and compare.
What we research
Our coverage focuses on the questions that matter when evaluating residential property across borders: purchase prices, rental income and yields, transaction costs and taxes, market performance, local regulation, foreign-buyer rules and what different investment budgets can realistically buy.
Through our market research, PFC Property Investor Index and What your money buys analysis, we aim to turn fragmented property information into practical comparisons investors can actually use.
How we work
Property data can be surprisingly difficult to compare across countries. Definitions, reporting periods and methodologies often differ – and asking prices are not the same as transaction prices.
For that reason, we prioritise transparent sources, clearly defined metrics and consistent methodology.
Where estimates are necessary, we say so. Where reliable data is unavailable, we would rather show the limitation than create false precision.
Our research is updated as markets, regulations and underlying data change.
You can read more about our approach on our Methodology page.
Independent by design
Place for Capital is built as a research-first platform.
Our analysis is intended to help readers understand markets rather than promote individual property listings. We believe useful property research should be able to identify both opportunities and risks — including when the data does not support the popular narrative about a market.

Place for Capital Research
Place for Capital Research is the research and analysis arm of Place for Capital. It produces our market comparisons, PFC Property Investor Index work and What your money buys studies.
Our work combines official statistics, institutional market research, applicable regulation and, where relevant, current property listings. Sources are dated and assessed for reliability, while asking prices are kept separate from completed transactions.
Research is prepared and reviewed under our published Methodology, with limitations and estimates stated explicitly.
